The renovation trigger is where most GTA asbestos exposure actually happens — not in intact buildings, but in the two hours a reciprocating saw spends in an old wall. Joint compound, plaster, tile, mastic, duct wrap, pipe insulation and vermiculite are all common in pre-1990 Toronto homes, and once opened they load the return air of a house that runs its furnace or A/C nearly year-round.
A good pre-renovation survey is scoped to the demolition plan, not to the whole house. Walk the job with the drawings or the contractor's cut list, sample only what will actually be opened, and you keep the count — and the price — down while still discharging the owner duty.
The output is a document your general contractor can build from: each material named, located, photographed and marked pass or fail, plus the laboratory accession numbers and chain of custody. Ontario test line: Roughly two thirds of GTA housing predates 1990, and Ontario allowed asbestos in building products well into the 1980s — so pre-1990 is the practical test line here, not 1978.
